Edward Lloyd House is a detached two storey office building on Pinnacle Way at Pride Park, about a mile from Derby city centre and within walking distance of the mainline station. It was completed in 2012 and is of steel framed construction with rendered blockwork, panel and glazed elevations, on a prominent corner. The accommodation is open plan, with raised access floors, suspended ceilings, air conditioning, floor to ceiling double glazing and photovoltaic panels on the roof, and there is a lift, kitchens and WCs on both floors, showers and an internal cycle store. The net internal area is approximately 9,700 sq ft, with car parks at either end of the building giving 32 spaces.

The whole building is let to Hitachi Rail Limited, a rail engineering business, which occupies it as offices. The interior has been arranged as a reception, partitioned open plan areas and smaller meeting rooms to suit the way the tenant works.
