Invest in Properties

A syndicate buys one commercial building. Investors hold it jointly, receive their share of the rent after costs, and Helmsley manages it. There is no bank debt in the structure.

Benefits

Invest with us through property syndication

Also known as fractional property ownership, property syndication is an investment approach where multiple investors share ownership of a single property.

It offers the opportunity to pick and choose which properties to invest in. If you’re a new investor, or you are spreading your investments, it gives you the opportunity to take a share in larger buildings in prime locations. You can even spread your investments over several property types and locations.

Real property

Unlike a REIT or fund you will know the address of the building you own a stake in. Not just a number, it's a physical asset.

Create your own portfolio

With an entry level of £50,000, you can create your own portfolio and spread your investment across properties.

Selling your holding

We operate a resale facility on our investor portal, matching sellers with certified buyers.

More about investing in properties

We buy in locations we know and in buildings we can manage. Distribution figures for each syndicate are in the client portal, available once your investor category has been confirmed.

We buy across the UK, in high street retail and leisure, offices and industrial units let on long term leases. Rental income from a let building is paid over the short, medium and long terms and can increase at rent review; it depends on the tenant continuing to pay.

For qualifying investors, syndicated commercial property investments offer flexibility and access to established tenants. Helmsley Group explains the structure and manages the property; the decision to invest is yours, on the full documents and independent advice.

What we do day to day

Asset management

Participants retain control of the investment. We carry out the management, covering rent collection, service charge, repairs, rent reviews, lease renewals and statutory compliance.

Our syndicated properties

These are the completed syndications in the portfolio, each fully subscribed and settled. Every entry names the occupier and the initial yield at the date of syndication. Figures for individual holdings are in the client portal.

Initial yield is the net initial yield at the date that building was syndicated. It is a historic figure for that date and is not an indication of the income or the return available now or in future. Past performance is not a reliable indicator of future results.
