How our investments are funded
Every investment is secured on a real building or a site. We use no bank debt. Each one is funded entirely by investor equity.
We have been investing and developing in York and across the UK for over four decades.

Everything we offer is individually structured, secured on a real asset and managed by our in-house team. We are not a fund. Each investment is chosen individually, and we carry out the management.
Over 800 private investors currently hold stakes with us. Helmsley Securities Ltd and Helmsley Acceptances Ltd have been authorised and regulated by the Financial Conduct Authority since 2014. The syndicates themselves are unregulated collective investment schemes. Every deal is secured on UK property and documented in full.
Each deal stands alone with no pooled exposure and our investments are fully funded by investors, not bank debt.
We are proud to have played a central role in shaping much of York’s modern property landscape. From delivering flagship office schemes for major occupiers to sensitively converting listed buildings and even a scheduled ancient monument, our developments span residential, commercial and mixed-use sites across the city and surrounding areas.
Coney Street Riverside is our largest current scheme, a regeneration project in the centre of York, where we are headquartered.

- 2018Coney Street Riverside site assembled.
