development finance?

Aimed primarily at builders, developers and finance brokers, our loans are financed through our secure investor group, not the banks.

We provide up to 100% of build costs, held in trust and drawn down in stages. Plus, each loan is monitored by a quantity surveyor. We respond quickly, use standard documentation, and make decisions in-house.

We offer loans from £250,000 to £2.5million with interest rates beginning at 1% pcm.

With around £70m lent over the last 10 years alone, we are proud of our market-leading approach to funding decisions.

First charge lending

We always secure a First Legal Charge on the land or property being developed or converted.

60% loan to value

We do not lend more than 60% of the value of the completed project.

Full build cost funding

We insist on funding 100% of the build costs to ensure all projects are fully funded from the outset.

Site visits

We ensure our loaned project are visited by both Chartered Surveyors and financial decision makers.

Interest can be rolled up

Usually interest payments can be deferred or added periodically to the loan’s or investment’s principal balance.

Introducer fees paid

Helmsley Group offer a generous fee for introductions made.

Flexible terms

We offer short term lending, usually from between 6 to 18 months.

100% funded deals

Both 100% funded and joint venture deals can be considered.
