What you receive, and when: statements, reports and the portal

A holder receives a distribution each quarter with a statement, an independent valuation of the building once a year, and an annual report and accounts for the syndicate. Everything sits in the client portal alongside the holding, with documents, messages and forms in one place.

The quarterly distribution

Rental income is distributed quarterly, net of management costs. The rent is collected from the tenants, the costs of running the building and managing the syndicate come out first, and the balance is apportioned between holders according to their stakes.

Upon receipt of the rent from a tenant we try to distribute out to the syndicate within a day or two. If there is a longer delay it is generally because the tenant has not paid on time.

The quarterly income is not set. A syndicate owns one building, so a void, a rent free period on a new letting, a tenant in arrears or a quarter carrying letting or renewal costs will all show up directly in what is paid. Holders who need a level income from the capital should read that as the main limitation of a single-asset structure.

Where a stake is held through a SIPP or SSAS the distribution is paid to the pension arrangement rather than to the individual, and the treatment depends on your own circumstances. Your pension provider and your own adviser are the people to confirm that.

What the statement shows

A statement accompanies each distribution so the payment can be traced back to the building rather than taken on trust.

The annual independent valuation

An independent valuation of each syndicated property is obtained annually, and the resulting figure is what the portal shows as current valuation against the syndication price you paid.

Two qualifications matter. A valuation is an opinion at a date, on the assumptions stated in the report, and it can fall as readily as it can rise. It is also a valuation of the building, and the price a stake would actually achieve on a sale may differ from the arithmetic share of that figure.

The annual report and accounts

Each syndicate produces an annual report and accounts covering the year's income, expenditure, distributions and the position of the property.

The portal

The client portal is the working record of a holding. It shows each holding with its syndication price, current valuation, rent and yield, alongside documents, messages and forms.

The documents area holds the executed documents for the syndicate together with statements, valuations and reports as they are issued, so the paperwork stays available rather than needing to be requested. Forms are completed and returned through the portal instead of by post.

The Buy and Sell page is where holders offer stakes, with a guide price set by the seller. It is worth being straight about what that page is and is not. It brings sellers and interested holders together, and it does not create a market. There is no ready market in a syndicate stake, a sale can take time, it may not be possible at the moment a holder wants it, and a holder may get back less than they invested.

Sign-in uses a password and a code sent to the holder's phone, so access requires the phone as well as the password.

How documents and messages arrive

Messages to holders are sent by email and stored on the portal. Documents are posted there too, so that everything relating to a holding sits in one place.

The app

An iPhone app is in beta. It is not the finished article, and holders in the beta should expect gaps against the portal rather than parity with it.
