Manage decisions

All decisions are made by participants with a 75% majority by holdings. Helmsley Group has no mandate or discretion on expenditure, letting terms or decisions and management is under the control of the investors.

SIPP and SSAS pension fund compliant

Our syndicated property opportunities are SIPP and SSAS pension fund
compliant (subject to your SIPP or SASS provider’s approval).

No borrowings or charges

All our syndicate purchases are made entirely from cash funds and therefore carry no borrowings or charges.

Property syndication

Our investment process

  1. Step 1

    We source loan opportunities throughout England and Wales either directly from market contacts or through a small number of finance brokers.

  2. Step 2

    No offer of finance is issued without a face to face meeting with the borrower and members of Helmsley having physically inspected the development site that the loan will be secured against.

  3. Step 3

    Following the site visit and market/ counterparty assessment, an Offer Letter is issued requiring the borrower to underwrite:
    • Independent Professional Valuation to
    establish GDV.
    • Independent QS report on Costings and
    build programme.
    • Independent Solicitors Report on Title.

  4. Step 4

    Once the Offer Letter is signed and returned by the borrower, we then produce loan particulars for consideration by our clients and request them to reserve a participation in the loan subject to full due diligence i.e. there is no formal commitment at that stage it is simply a reservation.

  5. Step 5

    Helmsley Group is founded, setting the stage for innovative solutions in our industry.
