Invest in Loans
We have been providing development finance loans, primarily to smaller scale residential developers, for many years. Our loans range from £250,000 to £2.5m with funding from Helmsley Group provided by multiple investors.
Over the past 15 years, we have facilitated more than 100 loans totalling more than £85m. More than £65m has been repaid, and our outstanding loan book continues to be supported through ongoing developments.
Interest of £10m has been repaid to client investors, achieving an attractive average annualized return of approximately 9.14% per year, with an average loan period of 15 to 16 months from start to full repayment.

All of our loans are monitored by an independent quantity surveyor and funds are drawn down in stages, only after works have been checked.

Division of risk
Each investor in a syndicate contributes a portion of the loan amount so their liability is limited to their respective share of the loan.
Full financed projects
Investors fund 100% of build costs, ensuring projects are fully financed from the outset.

We regularly review our lending criteria and operations to ensure prudent lending at all times in order to maximise returns and minimise risk.
Our approach
Case by case assessment
We assess properties and loans on a case-by-case basis to determine the viability of each deal. We rarely fund single asset loans, such as individual houses, preferring to lend on multi-unit schemes to ensure various repayment options and reduce reliance on the sale of a single property. We also ensure that the supported project could produce an attractive rental return if necessary.
