We operate across sectors including residential, hotel, commercial and retail, often working with heritage assets in prime city centre locations, we manage the process from concept to exit.

Our approach

Building property, building wealth

We bring together client investors to form partnerships based on fully assessed development proposals for or planning gain opportunities.

Each development is typically managed through a separate LLP vehicle which Helmsley manages day-to-day on the directions of our investors.

Investment model

Typically, 10 to 15 investors, each contributing upwards of £50,000, fund our schemes and buy land or property with zero bank borrowing.

All our development opportunities are secured against land or property with the rationale for purchase set out from the beginning, allowing clients to pick and choose which opportunities they would like to be involved in.

We focus on locations we know and understand.

Being based in Yorkshire, we have an intrinsic knowledge of this region, working with our network of trusted professional advisors and contractors we leverage this experience to deliver successful projects.

By not borrowing and focussing on opportunities in prime locations we seek to minimise risk for our clients and our investment model allows them to spread funds across several projects to further minimise risk.

Investor involvement

Helmsley Groups acts as development managers, employing independent professional advisors across planning, project delivery and legals. These reports are made available to clients along with a rationale for purchase at project commencement, along with regular project updates.

Helmsley advise clients through the development process but ultimately act on their direction with any major decisions made on majority vote basis.

Profit sharing

Each project will be structured slightly differently depending on risk and timescales. Fees and profit share are made clear at the outset of each project. The principle will involve a project management fee to cover our time and a profit share.

As such, we only make our money when a project is successful.

Our role in creating developments we are proud of includes carrying out all appraisals and risk analysis, which are provided to members of each development in writing and at an initial pre-purchase meeting.

We are also responsible for organising planning permissions; managing contractors and third parties throughout the design and build stage of development, including arranging warranties and liaising with local authorities.

Effectively, Helmsley Group oversees the whole process on behalf of our investors from initial appraisal though to final sale.
