Healthy £3m leisure purchase in Nottingham

Edward Harrowsmith, Associate Director at The Helmsley Group comments: “We’re always looking to diversify our portfolio and this represents an excellent long income investment. The deal offers fixed rent review uplifts for our investors in the Nottingham region and is secured against a Nuffield Health covenant.”
He continues: “The leisure sector is an attractive investment at present due to longer income streams and the property offers a good spread of risk in an excellent location for our £128m strong portfolio.
Mapperley Park is an affluent residential suburb of Nottingham and is a key sporting destination – the building is in the same complex as the Mapperley Park golf, football and cricket clubs.”
The Helmsley Group continues to acquire syndicated investment property across the UK for its clients, with other investments recently acquired in Northampton, Salisbury and York where the company is based.

He also announced that The Helmsley Group now has £65million worth of property in development across the UK, including a mixed-use development at York’s Fire Station and further affordable homes developments launched to local acclaim at Clifton Moor.
The group also provides development finance – a growth area for the business at present.
Syndicated property Associate Ed Harrowsmith added that the group’s syndicated investments now total 58 properties worth £128million.
He commented: “Yields have been compressed in the investment market due to an uptake in demand and a lack of supply of quality stock. There is still a strong desire from UK investors to make their money work in the property sector, as it’s seen as a positive place to invest, versus other options on the market.”
Tom Sykes, asset manager at The Helmsley Group, discussed the strategy behind maximising rental and capital values for properties owned by the Group.
Charles Harrison, head of management at sister company Colenso, introduced a new brand identity for Colenso and discussed how optimal property management can keep property values consistent and tenants content.
